Real Estate from stagnant to booming

 

Montreal was stagnant .......................................

The Montreal Real Estate had been one of the most stagnant markets in North America for the last over 30 years.

Major down town construction had been halted for years. There where thousands of apartments for rent with offers of 1 to 2 month free rent if a contract was signed.

There was plenty office space available in the most recently built skys crapers downtown and in the suburbs.

House equivalent to the ones in cities as Toronto and Vancouver would sell at 300% the value a home in Montreal would sell for.

The same applied for apartment rentals. In Westmount, one of the more expensive areas you could have rented an apartment in an upper class building for less thank half the cost of the equivalent in Toronto and Vancouver or many other Canadian cities.

 

 

 

 

Sudden change .........................................

For the last 2 years suddenly there has been a rush of home and condominium buying. Houses got purchased at a very fast rate, with the result that prices started to climb.

A home that sold 2 years (2001) ago could be put back on the market today at a 50 percent higher price and would sell within one to three weeks.

There is a shortage of apartments and would like to be renters are offering landlords a higher rent as they ask for just to secure themselves a place.

There are no small industrial buildings available as they are being gobbled up as soon as they get on the market.

Sold for $ 220,000.00 in fall of 2000, today's 2006 value  $ 450,000.00  plus

 

 

 

Industrial, 15,000 square feet on 38,000 sqf lot (Opto Chemical Plant)

 valued today in January 2006 at $ 1,350,000, The building next to it, at half the size was sold in Fall 2006 for over $ 825,000
