There are presently houses for sale in the community. There is a good and large selection available at this moment due to a general slow down in house sales in the Naples area.

Total destruction happened to above wood frame garage, during Hurricane Wilma in late October 2005. Garage roof got carried right over house and was deposited in the middle of the golf course. House itself was not damaged.
Many of the roofs in the area are covered with blue tarps in late December 05 and right into April 06.
Contract to be rebuilt was signed February 15 with a company working out of Sarasota, because all Naples contractors are not interested in a small job. It only got started in last week of April.

Make sure and enforce that by-laws are followed. Take care of club buildings and recreation facilities.
BOARD OF DIRECTORS
At first impression, it seems to be well and efficiently run. Board does not have direct control as association is run by a management firm.
MANAGEMENT OF ASSOCIATION GROUNDS
Association is run by an outside management firm. During working hours there is one employee on site at the club house office to answer and act on owners questions and problems.
GENERAL APPEARANCE OF RIVIERA ESTATES
Extremely clean looking and well kept grounds. Flowers and trees everywhere. Compared to a condo association which has to be run within budget or below, in this area the owners do their own grounds maintenance and it shows in a very positive way. Owners who neglect their properties appearance are warned and fined if they don't comply with the rules.
INSURANCE ON MANUFACTURED HOMES
Since last years hurricane season It is extremely difficult to find insurance when buying a manufactured home on the existing market. Specially Collier county seems to be discriminated against. Five insurance companies called declared that they had too many claims. (So far no flooding or hurricanes in many years.
